Is the OTP a standard form? It depends on the property:

HDB resale → yes, a mandatory prescribed form. You must use HDB's OTP, granted via the HDB Resale Portal — 21‑day validity, option fee $1–$1,000, total deposit ≤ $5,000, and only after the buyer holds a valid HFE letter and the seller has a valid Intent to Sell (past the 7‑day cooling‑off).
New launch / uncompleted private → yes, statutorily prescribed under the Housing Developers Rules (standard OTP + Sale & Purchase Agreement).
Completed private resale → no single government form. It's a market‑standard OTP (agent/lawyer‑provided) incorporating the Law Society's Conditions of Sale 2012; terms are negotiable.
Your agent: CEA prescribes the Estate Agency Agreement (Forms 1–8), not the OTP, and prohibits the same salesperson representing both sides.
