HDB upgrade timeline planner

A free planner for Singapore homeowners working out the order and the dates of selling one home and buying the next. Choose what you are coming from and what you are going to, and it composes the sequence, the statutory deadlines and the money milestones for that specific combination.

What you can plan

Coming from: selling an HDB flat · selling a private property · keeping your current property · nothing yet (first-time buyer).

Going to: an HDB resale flat · a BTO or SBF flat · a private resale condo · a private new launch · an Executive Condo from the developer.

The rules it applies for you

  • HDB Minimum Occupation Period (MOP) — when your flat becomes sellable, and how that gates everything after it.
  • Private owner buying HDB — rule changed 28 July 2026. The 15-month wait-out was removed with immediate effect for a non-subsidised resale flat bought without an HDB housing loan: there is now no wait at all. Taking an HDB housing loan, or buying a subsidised flat or an EC from the developer, still carries the 30-month wait-out. Either way the private property must be disposed of within 6 months of completing the flat purchase — that part did not change.
  • ABSD remission — only relevant when a private purchase overlaps a property you still own, and it runs on a deadline that starts at purchase, not at completion.
  • Buy-first vs sell-first — a BTO, a new launch or an EC is a long-lead purchase, so the sequence inverts compared with buying a resale flat.
  • Bridging finance — the window where sale proceeds have not arrived but the next purchase is due.

Yes. Nothing here requires an account, and plans are stored in your own browser rather than uploaded — they hold NRIC, income and CPF figures, so they stay on your device. Signing in is only needed if you want to save a plan across devices.
