Why some combinations are missing. A page only exists where the 60 most recent transactions fall inside 12 months — evidence of a live market. Where it takes years to accumulate that many sales (2-room in most towns, Executive in mature estates, anything in Bukit Timah), a median would be built from stale, sparse data, so we publish nothing rather than something misleading.
